lot 5 deal

The rezoning applications for hotels on Lots 5 and E — the day skier parking lot below the Chateau Whistler — will go to public hearing on Monday, Aug. 23. Rezoning of Lot 5, the northern end of the parking lot, is part of the proposed Emerald Forest deal, which will see the municipality grant Intrawest an additional 476 bed units beyond the bed unit cap on development. Details of the proposed deal were made public on Aug. 16 when Whistler council gave the rezoning applications first and second reading. Following that meeting acting mayor Kristi Wells indicated the public hearings for the rezoning applications — the last opportunity for public input on the deal — would be held in September. The proposed deal to preserve the 139-acre Emerald Forest would see Intrawest purchase the property from the Decigon group for an undisclosed price. Intrawest would then turn the property over to the municipality, to be preserved in its present state, for $1 million and 476 new bed units. The bed units would be assigned to Lot 5, where Intrawest wants to build a 192-room hotel. The municipality could also be faced with an additional cost. Either of the hotels Intrawest will build on the day skier lots could exceed the design guidelines for the sewer between the Blackcomb Benchlands and the Spruce Grove sewer pump station. If some sections of that sewer line have to be upgraded the municipality would bear the cost. Acting director of public works Brian Barnett said an estimate of what that cost could be would be available in time for Monday’s public hearing.
